Our story
We started managing rental properties in 2023 with a Google Sheet, a folder of PDFs, and a lot of Venmo screenshots. It worked for one property. By the third, it was chaos.
The software options weren't great either. The big players — AppFolio, Buildium, Rent Manager — charged hundreds per month and were designed for companies with 500+ units and dedicated staff. The cheaper alternatives were either abandoned side projects or glorified spreadsheets with a login page.
So we built PremisePad. A platform that takes the best ideas from enterprise property management and packages them for the landlord who manages 3-50 units. Clean interface, powerful features, honest pricing.
Every feature in PremisePad exists because we needed it ourselves. The tenant onboarding checklist came from the 15th time we forgot to collect renter's insurance. The Schedule E tax report came from our accountant asking for the same spreadsheet every April. The maintenance request system came from a 2 AM text about a leaking pipe.
